## Roofing: Materials, Methods & Regulations

Pitched roof coverings in Brighton include natural slate, concrete interlocking tiles, clay plain tiles, and concrete plain tiles. Natural slate offers the longest lifespan (75–100+ years) and is often required in conservation areas. Concrete interlocking tiles provide excellent weather performance at a lower cost and are the most common choice for new builds and re-roofs across East Sussex.

Flat roofing has advanced significantly from traditional felt systems. GRP (fibreglass) flat roofing creates a seamless, jointless surface with a 25–30 year lifespan. EPDM rubber membrane systems offer similar longevity with excellent UV resistance. Both systems require correct specification of falls (minimum 1:40 for GRP, 1:60 for EPDM) and detailed edge trims, upstands, and drainage outlets.

Lead work remains the gold standard for roof valleys, flashings, and weathering details on period and high-specification properties. Code 4 and Code 5 lead sheet is dressed by hand to create watertight junctions between roof coverings and walls, chimneys, and dormers. Properly installed lead work lasts 60–100+ years.

Roof ventilation is a critical and often overlooked element. Building regulations (Approved Document F and C) require specific ventilation provisions to prevent condensation in the roof space. Cold roofs need ventilation at eaves and ridge level. Warm roofs (insulated at rafter level) need a ventilated gap above the insulation or a breathable membrane. We design ventilation into every roof specification.

Insulation requirements under Part L of the Building Regulations specify a minimum U-value of 0.16 W/m²K for new roofs, achieved with 250–300mm of mineral wool or equivalent rigid board insulation. For loft conversions and warm roof designs, rigid PIR insulation boards between and below rafters achieve the required thermal performance within the available depth.
