## What Goes Wrong with Poorly Built Decking & Patios?

The most common decking failure is inadequate substructure. Joists that are too widely spaced, undersized, or poorly supported create a bouncy, unstable deck that feels unsafe and deteriorates rapidly. Within 2–3 years, poorly supported decking develops visible sagging and structural movement.

## Decking & Patios: Materials, Specifications & Construction Detail

Composite decking boards are manufactured from a blend of wood fibres and high-density polyethylene (HDPE). Premium brands (Millboard, Trex, Eva-Last) offer exceptional resistance to moisture, UV, staining, and scratching. Board profiles are typically 25–32mm thick and 140–200mm wide, with concealed fixing systems for a clean, screw-free surface.

The substructure beneath composite decking uses aluminium or treated softwood joists at maximum 400mm centres (reduced to 300mm for diagonal laying patterns). Aluminium joists are increasingly specified in Brighton due to their superior resistance to moisture and zero risk of rot — eliminating the most common structural failure point.

Natural stone paving options include Indian sandstone (the most popular choice in Brighton), granite, slate, limestone, and York stone. Each has different characteristics: sandstone offers warm tones and good grip; granite provides exceptional durability; limestone gives a contemporary appearance but requires sealing in exposed locations.

Porcelain paving has become increasingly popular for its consistent appearance, extremely low porosity (typically <0.5% water absorption), and resistance to staining, frost, and algae growth. It is laid on a full mortar bed or proprietary pedestal system, depending on the application.

Sub-base construction for patios follows a standard build-up: minimum 100mm compacted Type 1 MOT sub-base on firm ground (increased to 150–200mm on clay), 30–40mm sharp sand or mortar screed, then paving laid to falls. In areas with poor drainage, a land drain is installed at the low point and connected to the surface water drainage system.
